VA home loans: an earned benefit worth understanding
A VA-backed home loan can help eligible veterans, service members, and some surviving spouses buy a home, often without a down payment or monthly mortgage insurance.
What the benefit provides
For most VA-backed home loans, a private lender makes the loan and VA guarantees a portion. That guarantee can support favorable loan terms. The benefit is not a grant, a promise of approval, or a guarantee that one lender’s quote is the best available.
A disability rating is not required for basic VA home loan eligibility. Service history and other eligibility rules matter. The lender still evaluates credit, income, and the property.
No down payment does not mean no costs
Many eligible buyers can purchase without a down payment, but a down payment can be required in some circumstances. Closing costs, prepaid taxes and insurance, and possibly a funding fee still need attention. Compare the total cash to close and monthly payment, not only the advertised interest rate.
VA loans do not require monthly mortgage insurance. That can be valuable, but you should still compare VA and other loan options using Loan Estimates for the same purchase and similar terms.
Disability compensation and the funding fee
Veterans receiving VA compensation for a service-connected disability are among those who may be exempt from the VA funding fee. Other exemption categories also exist. Confirm the status before closing; do not assume that a pending claim automatically creates an exemption.
